Sanger is located in the north central Texas growth corridor, along Interstate 35, which connects it with nearby Denton and with Dallas. Residents enjoy a good quality of life and are regularly active in local civic and youth groups, such as Scouts, Rotary Club, Sander Summer Baseball League and the Texas Federation of Women's Clubs. A popular nearby attraction is Ray Roberts Lake State Park, less than twenty miles from town. The town's school-age children are served by the Sanger Independent School District, which includes the top-rated Butterfield Elementary School, Sanger Middle School and Clear Creek Intermediate School. The district's student to teacher ratio is lower than the U.S. average; a low ratio generally translates into more individualized attention for students. Recent investments in educational infrastructure have resulted in a new high school and elementary school. Texas Women's University and the University of North Texas are only fifteen minutes from Sanger.

 

Over 60 percent of Sanger residents are homeowners as opposed to renters. The median home price in 2014 was $131,000.00. Twenty-five percent of the houses in the area were constructed after 1990. Options range from two bedroom starter homes on small lots to four and five bedroom ranch houses on acres of land. Popular neighborhoods include Quail Run and Southwest Estates. McClintock Homes will be featuring farmhouses in its new Sable Creek community. Also under construction is Sanger Circle, Sanger's first master planned community, which will offer walking trails and a pool, playground and clubhouse to its residents.
