Selling your home for the highest price in the shortest amount of time is our goal and we strive to make the process as stress free and enjoyable as possible. There are a few things that we believe are extremely important and necessary for a successful real estate transaction. Our relationship is dependent on meeting and exceeding your needs as we identify those needs together! 

There are a few things that we believe are extremely important and necessary for any successful real estate transaction. These things are the core components of our business model, and our commitment to them is what makes us the clear choice for selling your home.  

1. Complete Exclusive Listing Agreement & applicable Listing Agreements with Excel Realty Realty 

2. Complete Seller Property Disclosure Form & (if applicable) Lead Paint Disclosure

3. Obtain the room measurements 

4. Create a "Highlight" feature page of your home

5. Complete interior & exterior photos of your property

6. Submit the listing of your property to the Multiple Listing Service (MLS) – this means providing as much detailed information that is possible in the MLS – not just selecting 1 or 2 categories. The property description will be unique for your property – not a standard wording!

7. Submit the exterior and interior photos to the Multiple Listing Service

8. E-mail the listing sheet to you for your approval & then activate the listing

9. Feature your home on our Web Site:  www.LiveInNorthTexas.com

10. Create and print brochures

11. Place professional Company Real Estate Sign in front yard 

12. Create virtual tour – this provide an exceptional way for buyers to view your home prior to reaching it & after viewing it…keeping your home in their minds eye

13. Create showing instructions for other Brokers/Agents to show your home per your instructions & placing electronic supra box for Brokers/Agents access

14. Schedule Open House: provide small snacks/drinks for previewers, have blank contracts available for anyone who wishes to write an offer on the spot, open house brochures, & give a-ways, & lender on-site

15. Report all inquiries on your property to you via email on a weekly basis

16. Prepare mailings to be sent out announcing that your property is for sale

17. E-mail brochures to area real estate Brokers

18. Qualify all prospective Buyers with local lender or ensure that any offers that are received are pre-approved & capable of closing the transaction

19. Provide access to showing report feed-back

20. Review progress for the 1st thirty days with you

Managing the Transaction from Execution to Funding

21. Buyer Evaluation – We will ascertain the qualifications of a potential buyer by either referring the buyer(s) to a preferred local lender or by requesting the information from their agent

22. Negotiations – We represent you in the contract negotiations & help with buyers to generate the highest selling price for your home!  Should our office receive interest from a buyer, the Broker will assign an Agent to represent the buyer

23. Closing Process – We will coordinate the escrow status, financing progress on your behalf to ensure a smooth, hassle-free closing.  Please keep in mind from time-to-time issues arise that will be out of our control
